Description / Qualifications

Our client, located in Madison, is searching for an experienced Commercial Property Manager

The Property Manager oversees the management and operations of a mostly industrial property portfolio. The Property Manager initiates all necessary services to maintain and enhance the value, the operating efficiency and the physical appearance of the properties.

DUTIES AND RESPONSIBILITIES

  • Interacts, communicates and answers incoming questions from tenants, prospective tenants & vendors daily.
  • Develops and maintains strong, positive relationships with external parties, such as tenants, partners, contractors, vendors and outside consultants.
  • Maintains an extensive vendor, service provider, and contractor network and market knowledge for each market in which the Company has a facility.
  • Conducts periodic on-site inspections, including tenant interviews & quarterly inspection reports.
  • Works with vendors and contractors to handle warranty, various maintenance and repair items, tenant improvements/buildouts, capital improvement projects, and other property related projects.
  • Ensures all emergency repairs are completed in a timely fashion.
  • Primary contact for property-related emergencies outside of normal business hours.
  • Obtains bids and contracts from vendors for services for approval by management.
  • Fully understands and interprets leases and enforces all tenant lease requirements.
  • Creates and manages Expense budgets for portfolio. Manages properties’ capital to budgeted levels.
  • Develops and executes annual business plans and budgets for each asset in portfolio.
  • Attends collection meetings with supervisor & corporate staff.
  • Assists with accounts payable, accounts receivable and collections efforts.
  • Leads communication with outside counsel where necessary and attends court appearances.
  • Works collectively with Marketing, Accounting, Leasing, Lease Administration and Asset Management on internal reporting and deadlines.
  • Maintains digital files for inspections, repairs, maintenance, capital improvement projects, etc., including bids/proposals, contracts, warranties and invoices.

QUALIFICATIONS

Position Requirements:

  • 3-5 years commercial Property Management experience.
  • Adept at financial analysis, budgeting and forecasting.
  • Construction Management Experience.
  • Experience with contract and leasing agreements.
  • Experience Managing staff.
  • Proficient with Microsoft Office and ability to learn Salesforce.
  • Highly motivated individual who can work with considerable independence.
  • Thorough knowledge of construction and building code-related issues and safety standards.
  • Ability to lift up to 75 lbs.
  • Ability to attend meetings outside of typical business hours.
  • Ability to travel within the US.
  • Availability to be primary contact for property emergencies outside of normal business hours.
  • Availability to attend occasional evening meetings and networking events including, but not limited to: Urban Design, Planning Commission and City Council meetings, local informational meetings, and networking functions.
